How does it work


What opportunities do you have for investing in an accommodation? Generally speaking, you can make up your home in Spain with up to 70% of the market value. Having the financing ready is helpful when you are looking for your dream home, then you can act quickly when the right housing is showing up. We will help you with the right contacts and all you need to finance your home!

Legal Attorney

One big difference is that the buyer in Spain – many times even the seller – is represented by a legal representative. The legal representative helps you through the entire deal and ensures that the transaction can be carried out in a safe and efficient manner. You can choose a legal representative who represents you through the whole process, or we will work together with one of our partners.

NIE Number

To be able to own a property in Spain, you need a Spanish tax identification number, a so-called NIE number. This means that you must have access to the residence when you are to be registered as the owner of the team. Your legal representative can help you get this when you have found the right home, or you can apply for this at the Spanish Embassy or Consulate in Sweden or at a Spanish Police Station.


Viewing in Spain often means that you visit several items that match your requirements and wishes. Often we visit several different areas to get as good a picture of the offer as possible. If you need assistance with accommodation during your stay in Spain, we will be happy to help you book a hotel or private accommodation.

Bidding and Contract

Once you have chosen your residence, we will help you negotiate with the seller about terms and conditions, and then a booking agreement will usually be written. In this connection, a booking fee (usually 6.000 Euro) is usually paid. Within 2-3 weeks, the purchase contract is compiled by the legal representative after the legal check has been made. In connection with this, a deposit of 10% of the purchase price is usually paid (minus the reservation fee).

Closing Date

On the date access, buyers and sellers meet with any representative at Notarius Publics. Here, “Escritura Pública de Compraventa” is established – the purchase letter and the residence is paid. Once the meeting of the notary is completed, you as the buyer usually get access to the accommodation by handing over keys and documents. To access it is important that you or your legal representative write about electricity, water, gas, association costs, waste and property tax on you as new owner.
